General Scope of Work

Column & Plinth Beam Concrete (M20 Grade)

  • All columns are constructed as per the given drawing dimensions.
  • Verticality is maintained throughout the structure.
  • Reinforcement provided with torsion steel as per design specifications.
  • Columns, beams, and footings executed with proper bar bending and centering work.
  • Existing basement level: 2’-6” below Mean Road Level (MRL).
  • Ground Floor Roof Top: 10’-6” from base level.
  • First Floor Roof Top: 21’-0” from base level.
  • Diagonal adjustments made as per site conditions.

Brick Works & Solid Block Works

  • 9" thick Red Chamber Brick in CM 1:5 for superstructure on plinth area.
  • 9" thick Fly Ash Brick in CM 1:5 for below basement, sump, and septic tank on plinth area.
  • 6" thick Full Mould Brick in CM 1:5 for outside compound wall below basement.
  • 4½" thick Brick Work in CM 1:4 for superstructure in required areas.
  • 2" Steel Reinforced SIL Concrete at 3'-0" level from floor.

Lintel, Sunshade & Roof Concrete (M20 Grade)

  • Lintel Beam as per the structure, Sunshade as per drawing wide and 2½" thick.
  • Low level roof on MB Bath Room Top.
  • Roof concreting work shall be done as per the drawing.
  • Necessary electrical conduit shall be provided before concreting.
  • Concreting is to be done with mixer machine and vibrator.

Plastering

  • Ceiling plastering - with CM 1:4 12 mm thick sponge finish.
  • Inner & Outer plastering - CM 1:5 16 mm thick sponge finish.
  • As per the agreed work/drawing/working elevation, all civil works including Groove / Gadi, fin wall elevation, grill fixing, balcony hand rail fixing works to be done.

Flooring

  • FF Roof Top (Open Terrace), GF Passage area Grano lithic flooring with mall finish.
  • 4x2 Tiles for all rooms, Skirt tiles @ 4" height, Kitchen Wall - 160 Sft./Unit.
  • Glazed tiles for Bathroom wall up to 10'0" height and Anti-skit tiles for Bathroom floor.
  • Any alteration in the Tile to Granite: difference of cost in laying at Rs.80/S.ft & for Marble Rs.100/S.ft to be paid extra (Granite Cost will be paid by the client).
